The building’s structure is supported by surface foundations, consisting of reinforced concrete footings and tie beams, according to project specifications and the Technical Building Code (CTE). The structure includes pillars, beams, and bidirectional and unidirectional reinforced concrete slabs.

The facades are finished with advanced traditional systems, proven effective in both execution and long-term performance. These systems also meet acoustic and energy requirements while avoiding thermal bridges. The facade is a multi-layer enclosure consisting of a first layer of half-foot thick ceramic brick on the exterior, coated with monocapa mortar externally and cement mortar internally. The second layer is thermal and acoustic insulation, and the third layer is hollow double brick with cement mortar and ceramic cladding in bathrooms, toilets, and kitchens; the rest of the rooms are finished in plaster and paint.

For exterior carpentry, natural anodized aluminum with thermal break and double low-emissivity tempered glass has been chosen, ensuring the required cold and heat transmissions for good interior comfort. Room darkening is done with external white slat blinds.

Most of the terraces and roofs in the house are designed for walking and use, with the exception of areas covered in gravel, grass, or planters. To enhance safety and usability, these spaces are fitted with non-slip flooring.

The house has continuous false ceilings of laminated plasterboard, except for the bathroom, which will have a removable false ceiling for easier access to the air conditioning machine and its maintenance.

The design of the interior doors features horizontal grooves, also finished in melamine, with smooth satin and chrome handles. As for the closets, they are modular structures in melamine matching the interior passage doors, both hinged and sliding, depending on the room.

The house has 4 bathrooms, one for each bedroom, and a toilet. In the ground floor bathroom, there is a double sink, double shower, and freestanding bathtub. The first-floor bathrooms are equipped with a vitrified porcelain sink on the countertop. All bathrooms have a first-quality vitrified porcelain toilet in white and flat shower trays with glass screens. The taps are single-lever with chrome finishes from the Hansgrohe brand.

A modern and very attractive design has been made for the Porcelanosa kitchen, fully equipped with low and high capacity furniture and an elegant granite countertop and kitchen fronts. The appliance equipment includes a hood, ceramic hob, electric oven, refrigerator, microwave, under-counter stainless steel sink, and single-lever tap.

A high energy rating (class A) has been sought, and for this, a calculation of the air conditioning equipment and the production of domestic hot water has been carried out, which complement each other and achieve maximum energy savings, offering high interior comfort both in winter and summer.

The interior water network of the house is distributed through high-tech cross-linked polyethylene pipes, a material very resistant to high temperatures and abrasion; and PVC sanitation network and conduits with acoustic attenuation.

The rooms have white and top-quality design mechanisms. On terraces, an electrical outlet and LED light fixture installation have also been planned. Courtesy lighting: The house will have the installation of at least one LED luminaire per room.

The house is located at the top of the plot so that its predominant orientation is to the East and the South. Accessing from Brussels Street, it has an exclusive design fence with an automatic gate for vehicles and a door with a video intercom for pedestrian access.

From the house, direct access to the garage is provided by the elevator. For the garage, an enclosure with a reinforced concrete wall with waterproofing treatment has been planned. High-efficiency LED lighting system.

The house has an electric elevator that connects the garage, ground floor, and first floor, with automatic doors, being suitable for use by people with reduced mobility. The doors are stainless steel on the ground floor and painted sheet metal on the rest of the floors.
